The Federal Housing Administration has drastically changed how a seller can help a purchaser with closing costs. Prior to this law changing a seller could pay all closing costs for anyone purchasing a home through FHA. Now sellers can only pay up to 3% towards a purchasers closing costs. This means that a purchaser will now need a minimum of 3.5% as a DOWN PAYMENT and as much as 3% towards closing costs. On a $230,000 home this could mean a purchaser will need as much as $7000 more cash to purchase a home.
